Should you choose an attached or detached garage?

You have chosen to build a new garage. The first question is whether you want to have an attached or detached structure. Different variables will factor into your choice. Remember, a garage is not just a place to store your car. You will keep your other equipment there as well, and if you have certain hobbies, such as woodworking or repairing bicycles, you may end up spending a lot of time there.

So the design and location of your garage is certainly worth thinking about. Here is what you need to know to make an informed decision.

How much space do you have?

The amount of space could depend on where you live. In cities, for example, home lots are generally smaller. This can be a positive because it makes it easier for them to connect and maintain utilities, and it lowers property taxes for residents. Unfortunately, it does not leave as much flexibility when it comes to building garages.

Suburban properties are often deeper, meaning the property’s width is narrow, but the land goes further back, leaving more room for additional structures. Rural areas offer the most flexibility in terms of space for extra structures.

Regardless of where you live, you could have different property dimensions. For example, if you live on a corner lot, you may have more space to build a garage.

Your dimensions matter, but the most important factor could be local ordinances. These will govern access (driveway construction) and distance between your garage and your neighbors property and utilities. The other important variable is what you will do in your garage. Is it only a place to store your car? Will you work on your vehicle or use part of the garage for a workshop or leisure area? Answers to these questions will help you make the right decision.

Curb appeal: Your home will appear larger with an attached garage, and, because the garage is a new construction, it will make your property seem more modern as well.

Practicality: Attached garages require building three walls, not four (since the house already provides one wall. This could lower construction costs.

The most obvious drawback is that you will have to deal with the weather when you cross from your garage to your house. Could the benefits of a detached garage outweigh this negative? Let’s compare…

Adaptability: You can add to a detached garage more easily, and you can safely use it as a workspace without worrying about getting oil, exhaust or sawdust into your house. If you have a workspace, a detached garage could be a big advantage.

Safety: You can start your car with a remote starter without having to worry about fumes entering your home. Furthermore, you may feel more at ease storing oil, gasoline and other flammable products in your garage because it is not directly adjacent to your house. This makes detached garages a good option for better peace of mind.

Security: Thieves often target garages because they are easier to access than the home. They may be able to enter a home itself more easily through the garage. This is not a problem with a detached garage.

Additions: If you want to add storage space or add space for additional vehicles, you can do so more easily with a detached garage. Expansions are usually not possible with an attached garage.
